岗位职责:
1.Grasp the basic sales skills of high level of service sales staff. 掌握高级服务销售员的基本技能; 2.Commitment to the business office services to sales targets, such as: competition portfolio, conversion rate, cancellation rate and recapture and so on. 承担分公司服务销售的业务指标,如:净增台量、转签率、丢失率和市场获得等; 3.Has the ability to manage business. 具有管理所属的业务的能力; 4.Able to develop challenging the jurisdiction of the plan area and try to do it. 能够制定本辖区域的具有挑战性的计划并努力完成目标; 5.Know the regional market rivals and customers' states. 了解区域内的市场上对手和客户的情况; 6.Understand government regulations and policies on the industry as well as property management regulations and policies. 了解政府对行业的法规和政策以及对物业管理的法规和政策; 7.Guidance and training to sales staff and give them a correct assessment. 能够指导和培训服务销售员并对他们进行正确的评估; 8.Within the region responsible for an important customer relationship maintenance. 负责本区域范围内的重要客户的关系维护; 9.Understanding the basic financial knowledge of business, such as: balance between costs and prices, etc., according to market conditions to price adjustments. 了解与业务相关的财务基础知识,如:平衡成本与价格之间的关系等,根据市场的情况进行价格的调整; 10.Has some strategic and tactical ideas to market; make reasonable comments and suggestions to the company's management. 对市场有一定的战略和战术的思路;对公司的管理能够提出合理的意见和建议; 11.Completion of other tasks assigned by the leaders. 完成领导交办的其他任务。
任职要求:
1.Education& Certification教育背景和专业资格: Above bachelor degree, major in mechanical or electrical engineer, or management related professional. 本科以上学历,机电类或管理类专业。 2.Experience工作经验: More than 5 years Relative working experience. 5年以上相关工作经验。 3.Computer Skills计算机水平: Good computer usage skills in office software. 熟练使用办公软件。 4.Other Key Competencies其它核心能力要求: Hard skills专业技术能力:Completely master Understand the competitive environment and key competitors, Organize meetings, Related work processes - Review procedures / change process / loss report, Legal knowledge / standard provisions, Basic flow of the sale of services. 完全掌握了解竞争环境及主要竞争对手、组织会议、相关工作流程-评审程序/变更流程/丢失报告、法务知识/标准条文、服务销售基本流程。 Soft skills其它胜任能力:Completely master Focus on Results, Listening, Communication Skills, Customer Focus, Forward Thinking, Selecting and Developing Talent. Well know Analytical Thinking. 完全掌握注重实效和结果、倾听、沟通技巧、关注客户、前瞻思维、选拔和发展人才能力。熟练掌握分析思考能力。 5.Language语言能力:Have simple English oral and written and reading. 有简单的英文沟通和读写能力。 6.Others其它: Honest, opened, strongly at logic thinking.
